Common mortgage questions

How much down payment do I really need?

Often less than people think. Conventional loans can go as low as 3% down for qualified buyers, FHA is commonly 3.5%, and VA and USDA loans can be zero-down for eligible buyers — much of rural Acadiana qualifies for USDA (see the USDA zero-down guide). The right answer depends on your finances and the loan program, so run your situation past a lender.

What's PMI?

Private mortgage insurance — a monthly charge lenders typically add on conventional loans when you put down less than 20%. It protects the lender, not you, and it can often be removed later once you have enough equity. What's the difference between rate and APR?
