Louisiana note: there's no statewide transfer tax (a real saving vs. many states), closing is a notary/attorney "act of sale," and property taxes are billed in arrears so you credit the buyer for your share of the year. The homestead exemption is the buyer's future benefit — it doesn't change your net.
